Job Description
Qualifications and Experience
-Education: Bachelor’s Degree in Electrical Engineering.
-Experience: Minimum of 10 years of progressive experience in managing, maintaining, and/or designing High Voltage (HV), Medium Voltage (MV), and Low Voltage (LV) electrical systems in commercial or industrial facilities.
Core Scope of Works
The Executive will be responsible for defining and executing technical standards related to electrical infrastructure:
1. FM Design & Engineering Compliance
-Establish and enforce FM design and engineering standards that prioritize electrical safety, energy efficiency, and lifecycle cost.
-Review and endorse design requirements for new developments, refurbishments, and retrofits from an FM operational perspective.
-Provide early-stage input on building systems design (M&E, fire systems, vertical transport) to ensure electrical and maintenance readiness.
-Conduct thorough design reviews, operability assessments, and engineering compliance checks on all electrical systems.
-Review shop drawings, specifications, and method statements to ensure alignment with FM standards.
-Coordinate testing, commissioning, and technical support for electrical systems during project handover.
-Validate installed systems for maintainability, space access, and operational safety.
2. Electrical Asset Management & Maintenance
-Oversee performance assessments and Root Cause Analysis (RCA) for critical electrical assets.
-Define electrical asset renewal or upgrade strategies based on performance data.
-Monitor electrical asset health using tools like CMMS, BMS, or IoT analytics to evaluate reliability and failure rates.
-Coordinate with vendors for condition-based maintenance, audits, and predictive servicing programs for high-voltage and critical systems.
-Perform scheduled and condition-based maintenance on critical assets.
3. Technical Benchmarking & Improvement
-Collect, analyze, and compare technical performance data, including energy use and maintenance cost, across various buildings.
-Identify electrical performance gaps and develop robust improvement plans based on peer comparison and audit results.
-Implement improvement initiatives derived from benchmarking outcomes to enhance electrical efficiency.
Required Skills
Technical Skills (Hard Skills)
-Expert knowledge of local electrical codes, standards (ST, TNB), and regulatory compliance.
-Proficiency in operating and extracting insights from CMMS, BMS, or IoT analytics tools for asset health monitoring.
-Proven ability to conduct Root Cause Analysis (RCA) for complex electrical failures.
-Specialised experience in the design, installation, and maintenance of high-voltage switchgear, transformers, and distribution systems.
-Experience in energy management practices, including monitoring consumption trends using submeters and dashboards.

-Develop and execute energy management plans to optimize energy efficiency and reduce operational costs.
-Stay abreast of emerging technologies and industry trends, incorporating innovative solutions into electrical system designs.
-Collaborate with cross-functional teams, including architects, civil engineers, and project managers, to integrate electrical systems effectively.
-Ensure timely and accurate documentation of electrical system designs, maintenance records, and project reports.
-Provide expert advice and recommendations to clients and stakeholders on electrical system performance and improvements.
-Oversee the installation, testing, and commissioning of electrical systems, ensuring quality and safety standards are met.
-Bachelor's Degree in Electrical Engineering or a related field is mandatory.
-A minimum of 10 years of progressive experience in managing, maintaining, and designing HV, MV, and LV electrical systems is essential.
-Proven leadership skills and the ability to manage and mentor a team of electrical professionals.
-Strong knowledge of electrical design principles, industry standards, and relevant regulations.
