BIM Manager

JOB SUMMARY:

Responsible for leading and managing all Building Information Modeling (BIM) activities throughout the design, construction, testing, and commissioning phases of a data centre project.

Ensures accurate coordination between architectural, structural, mechanical, electrical, and ICT systems, while maintaining high standards of data integrity, clash-free models, and BIM execution compliance.

Plays a key role in driving digital construction, improving project efficiency, and supporting mission-critical delivery within fast-track data centre environments.

KEY RESPONSIBILITIES:

Develop, implement, and manage the BIM Execution Plan (BEP) for the data centre project.

Establish BIM standards, workflows, and modelling protocols aligned with project requirements.

Lead BIM coordination meetings with consultants, contractors, and internal engineers.

Manage multidisciplinary BIM models (ARC, C&S, MEP, ICT, security, fire protection, containment).

Perform clash detection and issue resolution using Navisworks or similar tools.

Coordinate model revisions and ensure accurate federated models for construction.

Review consultant and contractor BIM deliverables for compliance with specifications.

Validate accuracy of MEP routing, access/maintenance clearance, and critical power & cooling layouts.

Ensure model reflects data centre standards (Uptime Tier, hyperscaler specs, ASHRAE, etc.).

Work closely with project managers, planners, engineers, and site teams.

Facilitate design coordination and ensure timely model updates for fast-track data centre builds.

Liaise with vendors (UPS, generators, CHW system, CRAC/CRAH, switchgear, racks, etc.) for accurate model integration.

Produce BIM-based shop drawings, isometrics, and as-built models for handover.

Maintain Common Data Environment (CDE) and ensure document control compliance.

Support construction teams with updated models for installation accuracy.

Coordinate RFI resolutions through BIM visualization and technical review.

Assist with T&C planning by ensuring accurate spatial and system representation.

Deliver complete as-built BIM models aligned with owner requirements.

Ensure asset tagging, metadata accuracy, and integration for FM/CMMS systems

Support digital twin initiatives where applicable.

Manage project contract issues and notices and assist the team accordingly.

Any other duties assigned by Head of Department Engineering Design.

SUPERVISION:

Receives daily supervision and workload from Head of Department Engineering Design.

Receives general supervision from General Manager when required.
