Job Description
Primary Duty (L1)
Lead and drive the end-to-end property sales and marketing function for i-City projects, including in-house sales, appointed sales agencies, marketing campaigns, and customer journey performance.
Responsibilities (L2)
Marketing Strategy and Campaign Management:
Plan and execute integrated marketing plans, annual marketing budget and build pipeline and support conversion.
Drive advertising, promotion, and lead-generation campaigns, including event planning and collaboration with creative and digital partners.
Provide input on product positioning, messaging, and pricing recommendations based on market feedback.
Financial Accountability and Reporting:
Manage sales and marketing budgets for campaigns and operations, ensuring cost-effective execution.
Prepare dashboards and high-level reporting for Management on pipeline, conversion, campaign ROI, and market insights.
Sales Operations and Compliance:
Oversee daily sales gallery operations, ensuring process discipline and consistent service standards.
Ensure accurate execution of sales documentation, including booking, eligibility checks, and Sales & Purchase (S&P) coordination with solicitors.
Ensure compliance with internal approval workflows, legal requirements, and governance standards.
Sales Strategy and Leadership:
Set, drive, and monitor overall sales direction and performance to achieve monthly, quarterly, and annual targets.
Lead, coach, and develop the sales team and sales gallery operations to deliver consistent results and customer experience.
Manage, appoint, and performance-track external sales agencies and key partners.
Market Intelligence and Networking:
Maintain up-to-date market conditions and conduct competitor analysis and benchmarking.
Build and maintain strong networks with sales agents, bankers, solicitors, and strategic partners.
Develop and maintain a high-quality customer and lead database, ensuring proper segmentation and follow-up discipline.
Customer Experience and Issue Resolution:
Address customer issues and pre-sales discrepancies promptly and professionally to protect brand reputation and conversion.
Work closely with internal stakeholders (e.g., product, finance, legal, customer service) to ensure smooth handover and customer satisfaction.
Additional Responsibilities:
Perform any other duties as assigned by the immediate supervisor.
Requirements
Bachelor's degree or higher in Business Administration, Sales, Marketing, Real Estate, or a related field.
Minimum 5 years of experience in property development sales and marketing, at a similar position and with a proven sales track record.
Able to manage a sales team and supervise sales agencies.
Strong understanding of marketing fundamentals, lead generation, and campaign performance tracking.
Excellent communication, negotiation, and presentation skills.
Strong analytical skills with the ability to translate data into clear actions (pipeline, conversion, campaign ROI, and forecasting).
Demonstrated ability to work proactively and manage multiple internal and external stakeholders.
