Key Responsibilities:

1) Financial Management & Reporting

Review monthly, quartely, and manual financial statements for development projects and property portfolios.

Ensure accurate accounting for development costs, capital expenditures, revenue recognition, and valuations.

Manage general ledger, reconcilictions, and closing processes

Coordinate audits and liaise with external auditors, tax advisors, and regulators.

2) Development Project Finance

Develop and monitor project budgets, feasibility studies, and financial models.

Track construction costs, variations, contingencies, and project cash flows.

Analyze project profitability, IRR, NPV, and funding requirements.

Support land acquisition, project feasibility, and investment approval processes.

3) Cash Flow & Funding

Manage short-and-long-term cash flow forecasting across projects and operating assets.

Coordinate project financing, loan drawdowns, and compliance with banking covenants.

Support negotiations with lenders, investors, and joint-venture partners.

4) Budgeting & Forecasting

Lead annual budgeting and rolling forecast processes.

Monitor actual performance againts budgets and forecasts, identifying risks and varieances.

Provide recommendations to improve financial performance and cost efficiency.

Ensure compliance with accounting standards, tax regulations, and local statutory requirements.

Qualifications & Experience:

Bachelor’s degree in Finance, Accounting, or a related field.

Professional accounting qualification (e.g., CPA, ACCA, CA, CFA, CTIM, or equivalent) preferred.

Proven experience in financial management, preferably in property development.

Strong experience in project accounting, development feasibility, cash flow management, and communication skills.
