职位描述
Manage and maintain full set of accounts for property development and construction projects, including project-based accounting, cash flow monitoring, and management reporting.
Handle project accounting (WIP – Work In Progress), including project cost tracking, budget variance analysis, and profitability reporting for each development project.
Manage progress billing, contractor claims, retention monies, and variation orders (VO) in accordance with project contracts.
Review management accounts, prepare draft audited accounts, and perform tax computations.
Oversee daily accounting and finance operations, ensuring accuracy and compliance with industry practices.
Reconcile general ledger accounts, project expenditures, revenue recognition, inter-company balances, and project cost allocations.
Liaise with auditors, bankers, company secretaries, tax agents, consultants, and relevant government authorities when required.
Stay updated with Accounting Standards (MFRS/IFRS), tax laws, SST regulations, and construction/property industry requirements.
Prepare tax returns and provide tax-related support to ensure compliance with Group policies and statutory requirements.
Assist in preparing project budgets, development cost forecasts, projected P&L, and cash flow forecasts for ongoing developments.
Monitor and control project costing, land cost allocation, and development expenditure tracking.
Conduct internal reviews on project accounts, identify process weaknesses, and recommend improvements to enhance financial control and reporting efficiency.
Collaborate closely with project, QS (Quantity Surveyor), and operation teams to ensure accurate financial data for each development project.
Assist in implementation and execution of e-invoicing across construction and development projects.
Ensure all financial records are accurate, complete, and compliant with regulatory and company standards, especially for project-based transactions.
Prepare timely and accurate financial reports, project performance dashboards, and management analysis for stakeholders and auditors.
