Key Responsibilities and Accountabilities
Design Leadership & Development:
Lead the development of design vision, strategies, and briefs for residential high-rise projects.
Review and jointly coordinate architectural, interior, structural, MEP, landscape, and façade designs across all project stages.
Ensure design intent fits EUPE’s philosophy and is consistently carried through from concept to construction documentation.
Drive practical, sustainable, buildable, and market-responsive design solutions without compromising quality.
Design Management & Coordination:
Manage design programmes, deliverables, and consultant outputs in line with project milestones.
Act as the primary design interface between internal departments (development, construction, cost, marketing) and external consultants.
Resolve design conflicts proactively, balancing design, cost, programme, and construction considerations.
Ensure alignment between design intent, budget, and construction methodology.
Quality Control & Regulatory Compliance:
Ensure all designs comply with statutory requirements, authority submissions, and company design standards.
Review drawings, specifications, and tender documents for completeness, accuracy, and constructability.
Participate in site reviews and respond to design-related site issues during construction.
Cost & Value Management (Design Stage):
Work closely with cost consultants and internal teams to achieve cost-effective design outcomes.
Identify value engineering opportunities early without diluting product positioning or user experience.
Ensure design decisions are commercially informed and aligned with market expectations.
Stakeholder & Consultant Management:
Lead design and coordination meetings with consultants and internal stakeholders.
Manage consultant performance, scope clarity, and design accountability.
Support authority engagement and design-related approvals where required.
Research, Benchmarking and Innovation:
Monitor residential high-rise design trends, regulations, and sustainable design practices relevant to the KL market.
Contribute to continuous improvement of internal design standards, guidelines, and best practices.
Advocate for thoughtful innovation where it adds real value to the project and end user.
Key requirements:
Possess professional accreditation of at least LAM Part 2.
8–12 years relevant experience in architectural design and design management.
Proven experience delivering residential high-rise developments from concept to construction.
Experience in a developer, architectural consultancy, or design & build environment.
Familiarity with Greater KL authority requirements and approval processes.
Track record of managing multi-disciplinary consultant teams and complex interfaces.
Strong technical understanding of residential high-rise planning, efficiency, façade systems, and buildability.
