Job Description
Reporting To: VP Project and Development
Position Summary:
The Project Manager oversees the end-to-end delivery of a hospital development project, ensuring it is completed on time, within budget, and to required quality and regulatory standards. This role involves managing consultants, contractors, and stakeholders, while ensuring compliance with healthcare-specific requirements and effective coordination across all project phases.
Duties and Responsibilities:
1. Project Planning and Initiation
Develop and maintain a detailed project implementation plan, master program, and milestone schedule.
Assist in finalizing project objectives, deliverables, timelines, and budget in consultation with stakeholders.
Coordinate with design consultants, healthcare planners, and user groups to finalize hospital functional requirements and detail planning.
2. Design Management
Oversee design development, ensuring compliance with healthcare standards (e.g., MoH guidelines).
Facilitate coordination between architects, M&E engineers, structural consultants, and specialist medical equipment planners/vendors.
Monitor design progress and ensure timely submission of deliverables.
3. Procurement & Tender Management
Prepare and manage the procurement/tender strategy in coordination with the Central Procurement team.
Review tender documents, scopes, and BoQs for all work packages (civil, MEP, ICT, etc.).
Support in evaluation of bids and selection of contractors, consultants, and vendors.
4. Construction Management
Oversee all site activities to ensure they are in line with approved plans, specifications, and schedules.
Chair regular site meetings, technical coordination meetings, and progress reviews.
Coordinate with contractors, consultants, and local authorities to resolve issues and remove bottlenecks.
Monitor quality, safety, and environmental compliance on site.
5. Cost Control and Budget Management
Track project costs against budget and flag any variances.
Coordinate with Quantity Surveyors for progress claims, VO assessments, and final account closing.
Ensure value engineering opportunities are identified and implemented where appropriate.
6. Stakeholder Coordination and Reporting
Act as the main liaison between the client, contractors, consultants, hospital management, and other stakeholders.
Provide regular progress reports, risk assessments, and status updates to project VP.
Maintain communication logs and issue resolution trackers.
7. Regulatory & Compliance Oversight
Ensure timely submission and approval of statutory permits and clearances (e.g., BOMBA, MOH, DOE).
Coordinate with relevant authorities to obtain approvals or supporting letter for Certificate of Compliance and Completion (CCC).
Coordinate with operation team on MoH submission and inspection.
8. Testing, Commissioning & Handover
Oversee the architectural works, lightings, building façade, interior design and ID works.
Manage defect liability period (DLP) procedures and track defect rectification.
Ensure proper documentation, O&M manuals, as-built drawings, and training for hospital staff.
9. Project Close-Out
Ensure all contractual obligations are met and final handover is completed.
Conduct post-project reviews and capture lessons learned.
Education and Requirements:
Bachelor’s Degree in Architecture or a related field.
5 – 10 years of project management experience, preferably in construction, healthcare facilities, infrastructure, or large-scale developments.
Experience in Construction with hospital experience will be an added advantage.
Special Demands:
Architectural experience are preferred.
Experience in managing local authorities, consultants and contractors.
