Job Description

Overview

We are looking for a Senior Quantity Surveyor (Post-Contract) to support our high-rise projects (residential, hotel, office tower, commercial) in Kuala Lumpur.

This role focuses on post-contract quantity surveying and contract administration, including claims, variation orders (VO), final accounts, cost control and subcontractor management. You will work closely with project, commercial and site teams, as well as China and Mandarin-speaking stakeholders.

Key Responsibilities

Manage post-contract quantity surveying work for high-rise building projects.

Prepare and review progress claims, variation orders (VO), final accounts and settlements for clients and subcontractors.

Handle subcontractor payments, including certification and verification of work done.

Call for and obtain quotations from suppliers and subcontractors, prepare price comparisons, and recommend suitable subcontractors for award.

Perform measurement / taking-off quantities, prepare and update Bill of Quantities (BQ) and cost breakdowns.

Check, evaluate and verify subcontractor claims and supporting documents, ensuring compliance with contract terms and company policies.

Provide contractual and commercial advice to the project team on claims, EOT, VO and contractual issues.

Monitor and analyse project cost, budget and cash flow, and prepare monthly cost reports and cash flow projections.

Prepare detailed progress reports and assist in resolving any commercial or contractual issues with clients, consultants and subcontractors.

Ensure all contract documents, correspondences and records are accurate, complete and properly filed.

Perform any other ad-hoc quantity surveying / contract administration duties assigned by the superior.


Requirements

Education:

Diploma or Degree in Quantity Surveying / Construction Management or equivalent.

Experience:

5 years relevant experience with a main contractor in post-contract quantity surveying preferred.

Hands-on experience in high-rise building projects such as residential apartments, condominiums, hotels and office towers.

Strong knowledge of post-contract administration, including claims, VO, final account, cost control and subcontractor management.

Skills & Competencies:

Able to work independently with minimum guidance, manage own workload and meet tight deadlines.

Strong time management, planning and organisation skills.

Good analytical skills with attention to detail in measurements, costing and documentation.

Familiar with construction contracts, standard forms of contract and basic contract law concepts (advantage).

Language:

Fluent in Mandarin-language (spoken) is preferred to liaise with China stakeholders, workers and Mandarin-speaking subcontractors.

Able to communicate in English, Bahasa Malaysia is an added advantage.
