We are looking for a bright, trustworthy and detail orientated individual to assist our Leasing Manager.
Key Responsibilities:
To identify, visit, recommend and secure new potential sites for expansion in Malaysia with sound justification and supporting evidence while achieving EBITDA / ROI target for each new site.
To assist in managing existing tenancies under the Leasing Manager’s guidance and keep track on tenancy renewals well before (e.g., 6 months) the existing term expires.
To assist in reviewing lease documents, e.g., Letter of Offer, Proposal Forms, Tenancy Agreement etc before making recommendations to vary adverse terms and conditions in the best interest of the company.
To assist in the processing, distribution and filing of lease documents upon execution.
To assist in compiling submission of all relevant company documents and work closely with Finance Department to prepare requisite payments, insurance coverage and security documents for Landlords as part of the lease obligation process.
To assist in maintaining and updating all relevant leasing reports, i.e., Tenancy Schedule, Store List, Expansion Pipeline etc and Landlord Contacts in a timely manner.
To assist Design & Development Department to obtain all necessary information e.g., CAD drawings, key plan, elevation plan, site photos, M&E provisions’ specifications and locations, design guidelines, FitOut guidelines etc from Landlords especially for new retail sites upon confirmation to avoid any unnecessary delay on store openings.
To assist in the coordination between Landlord and Internal Departments e.g., Operations, Finance, Design & Development, Marketing etc for all tenancy related matters.
To build and maintain good rapport and working relationship with Landlords, Internal Departments and occasionally Retail Consultants.
Requirements:
Candidate should possess a Bachelor's Degree in Business Administration / Real Estate / Property Management or equivalent.
Preferably 3 years’ experience in a fast-paced retail development environment with fair knowledge on real-estate contracts / Tenancy Agreements.
Proficient in English and Bahasa Malaysia, both spoken and written.
Ability to work both independently and as part of a team.
Ability to communicate and write effectively.
Strong Administrative skills and Computer literacy (especially Excel).
Proactive, resourceful, and able to work under pressure.
